What Affects Property Media Pricing in Auckland?
Three things drive almost every property media quote in Auckland — how big the home is, what makes it special, and how it's presented on shoot day. Here's how each one shapes the number you'll see on screen.
Property size sets the tier
Every package is priced across three tiers — small apartments (1–2 bedrooms), homes with up to three bedrooms, and larger homes with four or more. Bigger homes take longer to photograph and produce more final images, so the tier is the single biggest factor in your price. That's why the calculator asks about bedrooms before anything else.
Standout features earn video and dusk
A waterfront outlook, a pool, or an entertainer's deck changes how a property should be marketed — buyers respond to lifestyle, and video and golden-hour dusk photography communicate it in ways photos alone can't. If your property has a genuine wow factor, expect the calculator to recommend the package that shows it off.
Empty rooms change the plan
Vacant homes photograph smaller and colder than they are, and tenanted presentation is out of your control on shoot day. Virtual staging fixes both digitally — from $30 per photo, or from $280 for a whole vacant home — a fraction of the $2,000+ physical staging costs in Auckland.

Video and dusk aren't standard for a rental
Most prospective tenants make their decision from the photos and the floor plan, not a walkthrough video. A standard rental — an apartment or an ordinary family home — lets on clean, bright photography, so a rental property photography quote through the calculator sits at the Essentials package rather than a full sales campaign. You still get ground and aerial photography and a floor plan; video and dusk photography simply aren't part of the price unless your property calls for them.
When a rental does earn more
Waterfront outlooks, pools, and entertainers' decks are still a drawcard for tenants, and golden-hour dusk photography is what communicates them — a sunset over the water reads completely differently in a photo taken at 2pm. If your rental has that kind of feature, dusk is worth adding on top of the Essentials package, the same way it would be for a sale listing. Everyday rentals don't need it; premium and waterfront ones usually do.
Vacant, tenanted, or furnished
An empty room is harder for a prospective tenant to picture themselves living in, and once a property is tenanted, presentation on shoot day is out of your control. Virtual staging solves both — vacant hero rooms can be digitally furnished, and a tenanted home's hero rooms can be tidied on screen without asking anyone to move out for the day. It's the same virtual staging used on sale listings, priced the same way, whatever stage your rental is at.

Professional media is usually the biggest controllable cost: photography, floor plan, and — where the property justifies it — video and dusk photography. Most Auckland vendors budget around 0.5–1% of the expected sale price for total marketing. The quote above covers the media portion exactly; the result screen also shows the other costs to expect, from listing platforms to staging.
